Senior Quantity Surveyor – Social Housing / Planned Works / Refurbishment

We are recruiting for an experienced Senior Quantity Surveyor to join a leading national contractor delivering substantial property maintenance, refurbishment and improvement programmes across the UK.
This is a senior commercial appointment within an established business operating across social housing, planned maintenance, major refurbishment, retrofit and decarbonisation.
With long-standing client relationships and a strong pipeline of work, the business is looking for a commercially astute Senior QS capable of taking ownership of contracts, driving commercial performance and supporting the continued development of its commercial team.
The Opportunity
As Senior Quantity Surveyor, you'll take responsibility for the commercial management of projects and workstreams from procurement and mobilisation through to final account.
You'll work closely with Contract Managers, Operational Directors and the wider Commercial team, ensuring contracts are commercially controlled and delivering against their financial objectives.
Projects can include planned housing improvements, kitchen and bathroom programmes, roofing, external refurbishment, fire protection, retrofit and major property refurbishment schemes.
The role offers the opportunity to become involved in both individual projects and longer-term framework and partnering contracts.
Your Responsibilities
Full commercial management of contracts and workstreams
Monthly CVRs, forecasting and financial reporting
Managing project budgets, profitability and cash flow
Subcontractor procurement, negotiation and account management
Applications, valuations and contractual administration
Managing variations, change and commercial risk
Monitoring contract performance and financial targets
Final account preparation and negotiation
Client liaison and commercial meetings
Supporting operational teams with commercial decision-making
Identifying opportunities to improve margins and performance
Supporting and mentoring junior commercial team members
Providing accurate commercial reporting to senior management
Your Background
We're particularly interested in candidates who have developed their commercial careers within social housing, planned maintenance, refurbishment or property services.
You'll ideally have:
Strong experience as a Senior Quantity Surveyor or experienced Project QS
A background within social housing or planned works
Experience commercially managing multiple contracts or workstreams
Excellent CVR and forecasting capability
Strong contractual and commercial knowledge
Experience managing subcontractor procurement and accounts
Excellent negotiation and client-facing skills
The confidence to take ownership of commercial performance
Experience supporting junior commercial staff
A relevant Quantity Surveying qualification ideally
Experience across retrofit, decarbonisation, major refurbishment, fire safety improvements or long-term housing maintenance frameworks would be particularly beneficial.
Why Join?
This is an opportunity to join a nationally established business with a substantial history in property maintenance and refurbishment.
The company operates across multiple sectors, offering a varied workload and the opportunity to become involved in significant long-term programmes.
For somebody who enjoys responsibility and wants to influence the commercial performance of their contracts, this is an excellent opportunity.
We're looking for a Senior Quantity Surveyor who can bring commercial leadership, strong contract management and a proactive approach to the role.
There is also scope for continued development towards wider commercial management responsibilities.
