Marketing Manager

A little bit about the role...

We are seeking a proactive, hands-on and commercially minded Marketing Manager to join our fast-paced marketing team. Reporting directly to the Head of Marketing, you will take ownership of the day to day execution and continuous delivery of multi-channel marketing campaigns across residential developments, corporate initiatives, sales partnerships and brand channels.

From managing full-funnel digital campaigns and portal presence to coordinating high-impact events and producing sales assets, this role requires a sharp marketer who thrives on managing multiple projects, keeping assets legally compliant, and leveraging data to drive sales performance.

The successful candidate will be responsible for but not limited to the following:

• Digital & Portal Campaigns: Manage and optimise listings across major property portals (Rightmove, Zoopla, Share to Buy) while delivering multi-channel paid media (PPC, Meta, Performance Max, SEO/GEO) and organic social/video content.
• Direct Communications & CRM: Drive lead nurturing through CRM email campaigns, site updates, SMS blasts, direct mail drops, and automated response journeys.
• Events & Collateral: Plan high-converting sales events (Hard Hat, Meet Your Neighbour), corporate milestone ceremonies, print advertising, and branded customer journey touchpoints.
• Website & Systems: Maintain site copy, assets, and live integrations (COINS, Calendly) for plot availability, pricing, and NHQC regulatory compliance, alongside live chat performance optimisation.
• Agencies & Stakeholders: Brief and manage creative, media, and photo/video agencies, while supporting B2B partnerships, corporate sponsorships, and industry award entries.
• Reporting: Track campaign performance via Google Analytics and Mailchimp, present agency insights, and manage POs, invoices, and site marketing budgets.

What we'd like in return...

• Experience: 3-5+ years in a broad Senior Marketing Executive or Marketing Manager role, ideally within property development, housebuilding, or real estate.
• Technical Proficiency: Hands-on experience with Mailchimp, Canva Pro, Capcut (or video editing equivalents), and Google Analytics. Familiarity with property portals (Rightmove/Zoopla) and COINS system integration is a strong plus.
• Digital Acumen: Working knowledge of paid search, Performance Max, paid social, SEO principles, and emerging Generative Engine Optimisation (GEO) techniques.
• Project Management: Highly organised, capable of managing multiple development sites simultaneously with tight deadlines and agency stakeholders.
• Regulatory Knowledge: Familiarity with New Homes Quality Code (NHQC), Consumer Code, and material information compliance in property marketing.
• Industry Knowledge: Understanding of the new homes property market and development lifecycle (preferred).
