Project Manager to Senior Project Manager (Residential Refurbishment & Conversion)

An ambitious property investment company is seeking a Projects Director (Project Manager to Senior Project Manager-level) to lead residential refurbishment and conversion projects across London. With an established portfolio and a substantial acquisition programme planned, this is an opportunity to work directly with the directors and play a central role in the company's next phase of growth.

You will manage several live projects simultaneously, taking responsibility from tendering and contractor appointment through refurbishment, snagging and handover. Projects predominantly involve transforming existing residential properties into quality HMO accommodation.

The role

• Own project programmes, budgets and delivery, keeping contractors and consultants focused on agreed outcomes.
• Manage tenders, assess pricing and negotiate commercially sound appointments.
• Oversee refurbishment and fit-out works, ensuring quality, safety and timely completion.
• Coordinate contractors, external project managers and the internal accounts team.
• Identify cost savings and introduce practical improvements to delivery.
• Report directly to the directors, providing clear visibility of progress, expenditure and risks.

About you

You will bring experience delivering residential refurbishment projects, strong commercial judgement and the confidence to manage contractors. HMO conversion experience and an established contractor network would be valuable.

This could suit an experienced Project Manager ready to step into a broader role, with the autonomy to make decisions and develop alongside the business.
