The Opportunity

Cobalt Recruitment is working in partnership with a leading and highly reputable property management organisation to appoint a Building Manager for a prestigious Grade A commercial office building in the heart of Leeds.

This is an excellent opportunity for an experienced Building Manager or ambitious property/facilities professional to take ownership of the day-to-day operations of a circa 80,000 sq ft prime commercial asset, ensuring the highest standards of building management, statutory compliance and customer experience.

The successful candidate will act as the face of the building, developing strong relationships with occupiers, contractors and stakeholders while ensuring the property operates safely, efficiently and to an exceptional standard.

Key Responsibilities

• Take responsibility for the day-to-day operational management of a prime, multi-tenanted commercial office building.
• Act as the primary point of contact for occupiers, maintaining strong relationships and delivering an exceptional customer experience.
• Ensure the building remains fully compliant with all relevant Health & Safety legislation and statutory requirements.
• Oversee the delivery of hard and soft FM services, ensuring contractors meet agreed standards, KPIs and SLAs.
• Manage planned preventative maintenance (PPM), reactive works and building inspections.
• Work closely with the wider property management team on service charge budgets, expenditure monitoring and financial reporting.
• Coordinate building improvement works, refurbishment projects and tenant fit-outs where required.
• Maintain accurate compliance records, risk assessments, contractor documentation and operational procedures.
• Drive initiatives to improve sustainability, ESG performance and operational efficiency.
• Proactively identify opportunities to enhance occupier satisfaction and the overall presentation of the building.
• Build effective relationships with clients, tenants, service partners and wider stakeholders.

About You

We are looking for a confident, proactive and customer-focused Building Manager who combines strong operational knowledge with excellent interpersonal skills.

The ideal candidate will demonstrate:

• Previous experience within commercial property management, building management or facilities management , ideally within a managing agent environment.
• A sound understanding of Health & Safety, statutory compliance and building operations .
• Experience overseeing hard and soft FM services and managing contractor performance.
• Knowledge of service charge budgeting and operational expenditure.
• Strong stakeholder management skills, with the confidence to engage with occupiers and clients at all levels.
• A hands-on approach to building management, with excellent attention to detail.
• A genuine passion for customer experience and maintaining high-quality commercial environments.

Relevant qualifications such as IOSH, NEBOSH or IWFM would be advantageous.
