Site Manager – Education – Canterbury, Kent

We are recruiting an experienced Site Manager on behalf of a leading Tier 1 main contractor for a circa £16m primary school development in Canterbury.

Delivered for the Department for Education under a national framework, this design-and-build scheme combines new-build and refurbishment works within a live school environment. The project has an approximately 18-month programme, with works already on site and the superstructure due to commence in early 2027.

Working alongside the Project Manager and wider delivery team, you will coordinate day-to-day site activities, ensuring works progress safely, efficiently and in line with programme, budget and quality requirements.

The position is project based, with flexibility for occasional remote working.

Key responsibilities:

Coordinate direct labour, trades and subcontractors, maintaining clear priorities and efficient sequencing.

Plan site activities and ensure the necessary drawings, instructions and resources are available.

Monitor progress against the construction programme and highlight potential delays.

Maintain health and safety standards, safe working procedures and appropriate environmental controls.

Coordinate works around the operational school, maintaining safe access and segregation.

Inspect workmanship and ensure construction complies with drawings and specifications.

Monitor subcontractor performance and communicate issues to the project team.

Maintain site records, welfare facilities and clear progress reporting.

Represent the project team at meetings when required and support client communication.

Assist with completion, handover and the resolution of outstanding works.

About you:

Proven Site Manager experience within a Tier 1 main contracting environment.

Experience delivering education or healthcare schemes, ideally valued between £10m and £25m.

Strong understanding of construction methods, sequencing and subcontractor coordination.

Experience working in live schools or other occupied environments would be advantageous.

Minimum HNC qualification in construction or a relevant discipline; a degree is preferable.

Chartered membership of the CIOB, or actively working towards chartership.

Current First Aid certification and relevant CITB site safety training.

Sound health and safety knowledge and a proactive approach to site standards.

Based locally in Kent, with flexibility to travel within and outside the county.

You will join an established regional team delivering projects across education, healthcare, blue light and Ministry of Justice sectors.
